Terms and Conditions

CHECKING IN AND OUT – Check in and check out times may  vary depending on how your booked your reservation. 

  • Check in: 3 pm for direct website booking, 4 pm for VRBO, AirBNB and Booking.com
  • Check out: 11 am for direct website booking, 10 am for VRBO, AirBNB and Booking.com

No Smoking INSIDE any Units. Subject to $250 fine. Responsible smoking is allowed outside of the units. Please be a responsible connoisseur and smoke in a responsible manner on the private patios provided. Be aware that other guests may have windows open and do not want to smell smoke. Smoking marijuanna is legal in the state of Colorado.   

Quiet hours: We ask that you respect other guests and try to keep quiet between 10 pm to 7 am

Payment:  For direct bookings made at www.rusticacre.com, A 50% deposit is due at the reservation booking, the remaining 50% balance is due 30 days before check-in. If a reservation is made less than 30 days before a stay, both invoices will be charged at the time of booking. The invoices will be automatically charged against the credit card entered during the booking process. The advanced payment is NOT a security / damage deposit. VRBO, AirBnb and Booking.com may have other payment terms, check with the booking platform for more information.

Maximum Occupancy:  The recommended number of guests depends on which unit you have reserved. Maximum occupancy exceptions can be made for babies and kids under 12.

  • Sundance Suite – 2
  • Mt. Olympus Cabin – 2
  • Prospect Miners Cabin -2
  • Twin Owls Lodge – 4
  • Old Man Mtn. Lodge – 4

No daily housekeeping service: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please text us if you would like additional towels or linens

Pet Policy: Well behaved dogs are welcome to stay  in any unit on the property EXCEPT Deer Mountain Loft and Mummy Mountain Suite. We do ask those traveling with pets to AGREE TO:

  • Use supplied doggy pick-up bags to pick up after dogs and dispose of waste in the provided receptacle.  
  • All food, water, and care are the responsibility of the pet owner.  
  • It is fully understandable that if there is any damages, (examples being, but not limited to,: Furnishings, flooring, carpet, doors, frames, walls, windows, fencing, etc.) that the owner is fully responsible for cost of replacement including labor.
  • If your pet disturbs the other guests with noise, such as barking &/or crying, other arrangements such as taking the pet to a boarding house will be made immediately.
  • Owner agrees to hold harmless “The Rustic Acre” from all claims and liabilities for damages to persons and / or property resulting from pets, regardless of the legal theory presented, including reasonable attorney fees and costs.
  • Be considerate of other guests

Pet Fees: It does take us a little longer to clean up after little paws and wayward fur, so we charge a little extra for pets ($20/night + tax)The fee is $20/night for 1 or 2 dogs (not each dog). Pet Fees can be paid directly for reservations made at www.rusticacre.com during the checkout process. Otherwise pet fees are NOT included in your standard rental rate or cleaning fee. 2 dogs max. Please leave cash or check on the table at checkout.

DO NOT LEAVE TRASH OUTSIDE! While we love the Rocky Mountain Bear, we would prefer them NOT hanging around The Rustic Acre.  Dumpster located at SOUTH of Property Near the BIG GREEN BLDG.      

Jacuzzi Tubs: Please do not use bath salts or glitter bombs with jets operating.  Please NO DOGS in tubs. 

Cancellation Policy: The cancellation policy varies depending on booking method.  Please check booking details for cancelation policy. For bookings made directly on the Rustic Acres website, the cancelation policy is Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in.

No Show Policy: You will be charged the full amount of the reservation in the event of a ‘No show’.

Damages: Guests take full responsibility for all damages, injury, or loss that occur on the premises. Guests must report any property damage, any unreported damages will be deducted from the security deposit.
